Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a property before I apply?
Properties are rented on a first-come, first-served basis once a completed application and all required fees have been submitted. We encourage you to apply promptly to secure the home you’re interested in. -
Do I need to pay the first and last month’s rent along with the security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit. Some rentals may also require last month’s rent depending on the lease terms. -
How old do I have to be to apply?
Applicants must be at least 18 years old or the legal age required to enter into a lease agreement in the state where the property is located. -
Is the security deposit refundable?
Yes. Security deposits are refundable as long as there is no excessive damage, all lease obligations have been fulfilled, and any outstanding rent or fees are settled. Deductions may apply for cleaning, damage, or unpaid charges. -
Who needs a cosigner?
A cosigner may be needed if an applicant does not meet the minimum income, credit, or rental history requirements. Cosigners must qualify financially and sign a guarantor agreement. -
How do I apply for a property?
Applications can typically be submitted online or in person. You’ll need to complete the application form, pay the application fee, and provide supporting documents such as proof of income and a valid ID. -
What are my rent payment options?
Tenants can pay rent online through a secure portal, by automatic bank transfer, or via check or money order, depending on what’s accepted for your property. -
Can I have a pet in the property?
Pet policies vary by property. Always check your lease and contact management for approval before bringing a pet into the home. Pet deposits or monthly fees may apply, and some restrictions could be in place. -
What happens if I want to move out but my roommate wants to stay?
All tenants are jointly responsible for the lease. If one tenant wishes to leave, they may need to qualify on their own or find a suitable replacement tenant, subject to management approval. -
How do I give notice when my lease is ending?
Most leases require written notice prior to vacating. Review your lease agreement for the specific notice period and submit your written intent to vacate by the deadline provided. -
Who is responsible for maintenance and repairs?
Routine maintenance is handled by the property management team. Tenants are responsible for any damage caused by negligence or misuse. Please submit all maintenance requests promptly through the designated channels.
